One of Chico’s most sought-after residential pockets, The Avenues is also known locally as Chico Vecino. The neighborhood is home to the highest concentration of California Bungalows and Chico Charmers in the city, running along both sides of the Esplanade from downtown north to 11th Avenue and encompassing the named avenue streets that branch off the corridor. Enloe Medical Center sits within the neighborhood boundary, Chico State borders the area to the south, and downtown Chico is minutes away in the other direction.

The most coveted Avenues homes for sale are closest to 1st Avenue and the Esplanade, where historic character and everyday convenience come together most naturally. Limited inventory and consistent demand mean that well-presented homes here tend to move. This neighborhood was once home to several orchards, and the local landscape is still dotted with patches of almond trees.
